Affordable house design
Many people don’t approach an architect when they decide to build a new home because they feel the fees will be too high and the cost of the house will exceed their budget.
CM Architects want to bust that myth.
We have recently designed a new 3 bedroom 2 bathroom new house in Busselton, WA. The house construction has just been completed and the total cost for the house and land fell under $750,000.
The house is the ‘forever’ home for the clients who have recently retired. They wanted a stylish, low maintenance, single storey accessible house that they could lock up and leave for months at a time when they go caravanning around Australia.
The 411m2 site had the ideal orientation with the long street frontage facing north. This meant that the majority of the rooms would be north facing with fantastic natural light.
We decided on white vertical metal cladding and a high roof at the north east end flowing down to a lower roof over the garage on the north west end.
This orientation and height provides beautiful natural light with high level window to the living room opening onto a shaded deck on the north east corner.
The light grey walls, white kitchen and timber floors provide a beachy feel while also being warm in winter.

White low maintenance Stratco Hiland tray vertical cladding in ‘ultra’ finish for better protection for coastal environments
High level windows to bathrooms and smaller bedrooms providing privacy, good light and flexibility to arrange furniture in the rooms
Construction cost at $1500/m2
Architect fees 5% of construction costs
White Building Company were fantastic throughout the build and as we are based in Brisbane we had video calls to look through the house while it was under construction. We would highly recommend them to anyone thinking of building In southern WA.
