Project Descriptions
Many clients wish to develop a site for a multi-residential or commercial project but are unaware of what can be legally built on the site. I undertake feasibility studies for clients to assist in understanding what development can be located on any given site.
Some of the issues that I investigate include:-
- Local government planning legislation & zoning
- Site setbacks, GFA area allowances, height restrictions
- Site specific restrictions
- Mass and scale
- Overlooking and privacy requirements
- Car parking requirements
- Access
- Neighbouring property
The Process
A 'test fit' design will be created to understand the planning and general massing that can be accommodated on the site. This takes into account all of the issues noted above and any other site specific requirements.
Differentiating your product is the best way to sell and lease developments —and a carefully thought out quality Architecturally designed solution will achieve this.
Fees are calculated on a case by case basis. I will meet with the client to understand the project requirements and then can provide a fee proposal. This is generally proposed on an hourly rate for a set maximum number of hours.
