Macgregor Rd Office Building

CM Architects were invited to design a contemporary new office on a prime site in Suva the capital city of Fiji.

The client had identified that there was a lack of A Grade office space in Suva and in particular large open floor plates and this development would be suitable to house Government Departments and UN agencies based in the capital. These tenants would be long term tenants which would confirm the economic sustainability for the project.

The project also included Penthouse apartments on the top levels as the elevated site provided magnificent views of Suva Harbour.

Unique Design proposition

The design is a high performance building and intended to be one of the first “EDGE’ (Excellence in Design for Greater Efficiency) rating developed by the World Bank and the IFC.

 

The design included the following elements:-

-6 floors of Grade A office space with large floor plates ranging from 750m2- 10000m2

-4 floors of Penthouse and serviced apartment accommodation

-stunning views of Suva Harbour

-basement car parking

 

GREEN BUILDING FEATURES INCLUDE:-

-Solar PV roof top and cladding panels – reduced power bills for tenants

-shaded low-e glazing to reduce heat gain & AC loads hence power costs

-water saving fixtures and fittings

-rapidly renewable and recycled low embodied energy materials
